We’ve developed plans to improve local infrastructure including:
- Two (2) new MTA bus stops to enhance public access to area
- Constructing a highway overpass near Lafayette Avenue
- Widening Ring Road including 2-moving lanes
- Drainage improvements to address flooding
- Pedestrian walkways, bike lanes, and Ring Road street parking
2015 City Planning Study
- Recommended reclassifying “Ring Road” as mapped city street under DOT’s jurisdiction instead of park roadway
- Projected increased use of park areas and manufacturing to the north would increase volumes
- Concluded road upgrades and transferring jurisdiction to DOT would ensure proper maintenance and accommodations
- Additional mitigation and improvement measures have been proposed as part of the project



We’ve committed to an NYPD 45th Precinct substation within the facility and funding millions of dollars for additional police officers assigned to the local catchment area.
The vast majority of Ferry Point Park including the golf course will remain as parkland except for ~16 acres where the project will be located on the golf course parking lot.
We are committed to improving the remaining areas of Ferry Point Park including (examples):
- New playground and court improvements
- Sports field reconstruction
- New trail pathway connecting the east and west sides of the park
- Enhanced lighting, trail repairs and vegetation improvements
- New pathway from 9/11 Living Memorial to the waterfront
Bally’s has announced a groundbreaking Community Benefits Agreement (CBA) as part of its bid to bring a world-class casino and entertainment destination to The Bronx. The proposal includes an industry-first community investment program, allowing Bronx residents to own a share of the casino, as well as over $200 million in community investments, 15,000 construction jobs, and more than 4,000 permanent jobs for local residents. Bally’s plans to build a 200,000-square-foot casino, a 500-room hotel with a spa, a 2,000-seat event center, and additional retail and dining options, making it the largest private investment in The Bronx’s history
Bally’s total community benefit package will provide $625 million in net present value, before including the value of direct project investment and community investment opportunities. Nearly 10,000 registered voters have expressed support via signed pledge cards. Dozens of local organizations have endorsed their support for the project.

The Bally’s Bronx integrated resort will harness the beauty of the waterfront site, located on approximately 16-acres within Bally’s Golf Links at Ferry Point, to create inclusive, dynamic spaces. In addition to the casino, the plans include a 500-room hotel including spa, fitness center and sky view suites overlooking the Manhattan skyline and the East River, a 2,000-person mixed use convention & event center, multiple food & beverage offering including a food hall, a police substation and parking for approximately 4,600 vehicles.
The proposed facility would be constructed on the portion of the golf course that is currently used for parking, the golf clubhouse, a portion of the practice area, and other landscaped areas. As part of the project, a replacement golf clubhouse and practice area would be constructed north of the development site.

We will collaborate with the New York Council on Problem Gambling to align our staff training with state gaming commission standards. Additionally, our CBA includes additional funding for problem gambling services.
We are committed to responsible gaming through partnerships with organizations such as the American Gaming Association (AGA) and the National Council on Problem Gambling (NCPG). We require all employees to undergo responsible gaming training.

There will be no affordable housing as part of the project. The projects zoning designation (C8-4) only allows for commercial development.
The project is undergoing a City Environmental Quality Review (CEQR) assessing 19 technical areas to evaluate its environmental impact. This process ensures full transparency thorough examination of potential effects on various aspects, from land use to public health.
Additionally, we’ve submitted a workplan to the New York State Department of Environmental Conservation (NYSDEC) outlining strategies to minimize environmental impacts during construction. This plan addresses air, water, soil quality, and local ecosystem protection.
